Calgary's real estate market in April, was much like the previous month, year-over-year sales fell while new listings increased, resulting in inventory gains across all sectors of the market. The increase in inventory means home buyers have lots to choose from.

City of Calgary – April 2016 Statistics*

  • Total sales for the Calgary of Calgary decreased by 10.14 per cent from the same period last year.
  • New listings were up 4.96 per cent from the same time last year.
  • The sale to list ratio for April was 97.27 per cent, down 0.32 per cent from April 2015 sale to list ratio of 97.27 per cent.
  • Days on market have increased to 46 days from 45 days the previous month.
  • Benchmark detached home price (typical Calgary home) for April is $441,000. A 3.44 per cent drop since the beginning of 2016.
  • Average detached home price for April is $476,427. A 1.46 per cent increase since the beginning of 2016.

  • Total sales for detached Calgary homes decreased by 1.39 per cent from the same period last year.
  • New listings were up 2.88 per cent from the same time last year.
  • The sale to list ratio for April was 97.05 per cent, down 2.70 per cent from April 2015 sale to list ratio of 97.27 per cent.
  • Days on market have increased to 44 days from 41 days the previous month.
  • Benchmark detached home price (typical Calgary home) for April is $501,500. A 3.09 per cent drop since the beginning of 2016.
  • Average detached home price for April is $540,624. A 0.81 per cent drop since the beginning of 2016.

  • New listings were up 6.41 per cent from the same time last year.
  • The sale to list ratio for April was 96.25 per cent, down 0.63 per cent from the sale to list ratio of 96.89 per cent from the same period last year.
  • Days on market have increased to 48 days from 44 days the previous month.
  • Benchmark attached home price (typical Calgary attached home) for April 2016 is $333,300. A 3.95 per cent drop since the beginning of 2016.
  • Average attached home price for April is $404,910. A 1.43 per cent drop since the beginning of 2016.

  • New listings were up 9.38 per cent from the same time last year.
  • The sale to list ratio for April was 96.25 per cent, down 0.63 per cent from the sale to list ratio of 96.89 per cent from the same period last year.
  • Days on market have increased to 54 days from 48 days the previous month.
  • Benchmark attached home price (typical Calgary attached home) for April 2016 is $280,400. A 4.40 per cent drop since the beginning of 2016.
  • Average attached home price for April is $302,913. A 0.24 per cent increase since the beginning of 2016.
