Calgary housing market not cooling like Vancouver and Toronto.

The Calgary housing market statistics for July 2012 show steady growth despite cooling residential property sales activity in other Canadian markets like Vancouver and Toronto. Canada's two largest cities have seen some big housing market swings in 2012, but Calgary's positive migration and an increase in confidence in the economy have helped the city maintain a balanced market.

According to the Calgary Real Estate Board, MLS residential homes sold in Calgary increased by 21.22 per cent in July 2012 from 2011. The average sale price for the month of July also increased to $422,680 from $412,532 in 2011, an increase of 2.46 per cent. New listings in Calgary decreased by 5.22 per cent in July compared to last year, giving the city a 3 month supply. This…

US Housing Market on the Recovery Track?

With housing news good one day and bad the next, it’s hard for the public to know when the US housing market will really be on the road to recovery. The latest news from the US, suggests that Americans are regaining some confidence in the housing market. This is good news for Canadians even though our housing market did not suffer the same collapse as in the US.

The most recent positive housing indicator is the increase in US housing starts which rose 24 per cent in June 2012 from the same period in 2011. Canadian housing starts are showing steady positive gains as well with an increase of 9.9 per cent for the same period.

Do the New Mortgage Rules Affect You?

If you planning on buying a home or refinancing an existing home in Calgary, the new mortgage rules may affect you. Starting July 9, 2012 the new rules will decrease the maximum amortization for a government-insured mortgage in Canada from 30 years to 25 years. This affects home buyers who have a down payment of less than 20 per cent. The federal government is hoping that the new rules will prevent homeowners from stretching themselves too thin.

The federal government has also lowered mortgage refinancing, reducing the maximum mortgage amount to 80% of the appraised value of the home, from 85%.

Over 500 people attended the Annual MaxWell South Star Stampede Breakfast, July 7, 2012. A big YAHOO to all of the MaxWell South Star staff who organized an amazing event, and all the MaxWell South Star Realtors® including Marnie Campbell and Kim Arndt who helped flip pancakes.

The Calgary event included tasty pancakes and yummy sausage, as well as entertainment, face painting and a train ride for the kids. MaxWell provided the breakfast and Mother Nature provided the gorgeous weather.

June 2012 Calgary market statistics indicate a trending towards long-term stability.

For the first half of 2012, residential sales in the Calgary market increased 16 percent over the same period last year. With a slight decrease in inventory and more normal levels of sales activity the Calgary market is headed towards a balanced market.

The healthy market has been helped along by the low interest rates and migration of new residents moving to Calgary. The city’s 2012 civic census indicated Calgary had 29,289 new residents over the past year.

 According to the Calgary Real Estate Board, MLS residential sales in Calgary increased by 12.12 percent in June from a year ago and the average sale price increased by 3.61 percent to $441,418. The number of days on the market had a significant change, dropping from 5 days to sell in June 2011…
