Cochrane real estate for sale.


If you have been looking at Calgary real estate and haven’t found what you are looking for, maybe you need to look outside of Calgary in neighbouring Cochrane, Airdrie or Okotoks. A large number of home buyers have been doing just that.

According to the Calgary Real Estate Board a reduced supply in the number of single-family homes in Calgary has increased home sales in surrounding Alberta towns. Third quarter MLS home sales show Cochrane up by 20.34 per cent, Airdrie up 31.16 percent and Okotoks up 21.32 per cent all compared with a year ago.

Homebuyers like the feel of the smaller communities outside Calgary, while still having all the big city amenities close by. Home buyers in Airdrie, Cochrane and Okotoks also get a little more bang for their buck when it comes to real estate. CREB® reports the benchmark price for a typical home in Airdrie in September was $338,600 and Cochrane was $388,600. Both lower than the benchmark single-family home price in Calgary at $432,900.

Cochrane, located 18 km west of Calgary, has a population close to 18,000. A picturesque town, with sweeping views of the foothills and Rocky Mountains, Cochrane is famous for its MacKay’s Ice Cream, western looking shops and outdoor recreational activities.

The city of Airdrie has become a very popular destination for home buyers, experiencing a 48% increase in its population over the last decade. Located straight north of Calgary, Airdrie offers easy access to Calgary along the Queen Elizabeth II Highway. Airdrie offers a number of the usual city amenities as well as Nose Creek Park, Bert Church Live theatre and the not-to-be-missed Airdrie Festival of Lights.

Okotoks is located along the Sheep River 18 km south of Calgary and has a population of 24,000. The town’s name comes from the Black First Nation work meaning “rock”. Just outside Okotoks is the world’s largest known glacial erratic rock, a 15,000 metric ton rock which was carried to its current location by glacial ice. Okotoks has for a number of years had a population cap due to concerns over the water supply. In September, 2012 this ban was lifted and Okotoks plans to annex more land for expansion.
