January was a strong start to the year as Calgary saw a 15 per cent increase in residential real estate sales and a 12.34 per cent increase in the average home price compared to the same period in 2012. In fact, it was the best  January for homes sales since 2008.

The average sale price of a single family home in Calgary for the month of January increase by 12.74 per cent to $496,579 compared to January sales in 2012. The average sale price of condo apartments saw an increase of 13.09 per cent to $280,273, while condo townhomes rose by 7.61 per cent to $320,590.

Calgary had 1,230 total MLS sales for the month of January, up 15.17 per cent over last year. Single family home sales were up 15.20 per cent to 879, while condo apartment sales were up 13.97…

The unemployment rate in Calgary stayed the same in November at 4.7 per cent, but continues to be one of the lowest in Canada behind only Regina and Edmonton. According to Statistics Canada, the unemployment rate in Canada dropped from 7.4 per cent in October to 7.2 per cent in November. Ontario, Quebec and Manitoba and Prince Edward Island and Alberta all saw job gains in November. An impressive 59,000 new jobs were created across the country, with large gains in employment rose among women and youths aged 15 to 24.

Alberta saw 10,100 new jobs created while the Calgary area increased by 5,200 from the previous month. Calgary’s economy helped create 31,000 jobs in 2011 and it looks like 2012 will be just shy of that number.

This new fee will more than likely be handed down to new home owners. Alberta Wages to be Highest in 2013

A newly released report by the Conference Board of Canada, a non-profit research organization specializing in economic trends, offers an optimistic outlook for those working in Alberta in 2013. The Conference Board of Canada’s October 24, 2012 report predicts the average salary for Alberta's non-unionized employees will increase by 3.8 per cent in 2013, above the 3 per cent average projected for the country.

Cochrane real estate for sale.

Canada New House Price Index

If you drove around Calgary this summer you saw new home construction everywhere. Everything from gorgeous 2 storey homes on the lake in the Calgary community of Mahogany to spectacular luxury bungalows tucked away in the aspen growths in the community of Montreux.

Not surprisingly, new home prices in the metropolitan area of Calgary, according to Statistics Canada, rose 0.1 per cent in July from the previous month. The national New Housing Price Index for the month of July also increased by 0.1 per cent. The report says St. John's, NewFoundland had the highest new house price jump in July with 0.6 per cent, followed by St. Catharines–Niagara and Halifax which were both up 0.4 per cent.

August 2012 Calgary Housing Market Trends

According to the Calgary Real Estate Board, single family house prices in Calgary increased 4.5 per cent, in part due to the slight decrease in new listings. New listings of single family homes were down almost 14 percent this August compared with August of last year. As a result of the decrease in new single family listings, many Calgary home buyers looked to condominiums or areas surrounding Calgary.

Residential home sales in areas around Calgary like Airdrie, Cochrane and Okotoks were very brisk with an increase of 42 per cent in August compared to last year.
